Covenants and Bylaws
The covenants and bylaws contain rules on a number of issues and homeowners are advised to read them carefully. Issues that come up most often are ones related to:
- changes to one’s property/yard,
- the requirement to have a working post light with sufficient luminescence,
- rules about storing vehicles on one’s property, and
- rules about the posting of signs.

Guidelines and Applications
The guidelines are used by the Board to decide on various proposals by homeowners. Making changes to one’s property and/or yard generally require approval by the HOA Board.
Homeowner proposals should meet the relevant HOA guidelines below and are often subject to approval by other organizations such as Ferguson Township. Information on Ferguson Township zoning regulations can be found in its zoning bylaws; Saybrook is zoned R1B.
Proposals can be submitted by sending the Improvement Approval Application (below), along with any plans and/or supporting documentation, to Continental Real Estate Management (becky
@continentalrealestate.net) at least 45 days prior to the planned changes.

Homeowners are advised that in addition to the landscaping requirements of the HOA, Ferguson Township has numerous bylaws – including ones pertaining to snow removal, lawn maintenance, and sidewalk repair.
